Approaching the lot from the Placencia Road
This lot sits on the very edge of the Lagoon at Maya Beach, Placencia giving you views across the Lagoon. It offers 120 feet of Placencia Lagoon frontage and 142 feet of depth and has great mountain views of the Cockscomb Basin and the magnificent Victoria's Peak across the Lagoon.
We have never cut the mangroves along the water's edge (in over 10 years) to allow the sea and lagoon wildlife to flourish. The mangroves should be left growing in the water as it provides a natural seawall that will hold your land in place and is an important habitat for wildlife. It is here that the sea wildlife such as the amazing Manatee uses the warm, sheltered waters of the lagoon to breed, protected by the mangrove roots.
Kayaking, bird watching and manatee watching are just some of the activities to enjoy on the Lagoon.

Position of Lots in this area, old lot number 328 shown
The land is shaped to offer the maximum view of the lagoon with 120 feet along the waterfront. The piece of land next to ours is a designated park so should never be built upon. Next to that piece there are 2 lagoon homes.
The property is at the end of a cul-de-sac at the end of the Casa Escuela Crescent and is one block from the Placencia Road in the Maya Beach area. Our lot is just under a quarter of an acre, perfect size for your new home to be built and live in yourself, or use as a holiday retreat and rent out when you are not there if you wish.
Electricity and water do not run to this piece of land presently, but the links to those are only around 200 feet away making the link up affordable.

The road shown above as Escuela Crescent can be driven on or you can drive towards our neighbours house and then walk through to the plot. As this land has all been surveyed, there is no need for a separate survey to be conducted, as in other areas of Belize, but instead confirmation that the land is identified as being the lot identified in the Land Registry records. This is known as the Surveyor's Affidavit and our copy can be seen below. You can see that the plot number has changed from the old plot number 328 above to the new plot number of 1088. This confirms that this land is under the new registration system for land in Belize.
We also hold a Land Certificate for this property so have everything we need to transfer the lot to a new, excited owner!

This print out from Google Earth shows the location of the land. There are other lots in this area but few offer the frontage onto the Lagoon. There are few regulations in Belize on what you can build, so if you buy a lot further away from the lagoon, there is nothing to stop someone building something large in front blocking your view of the Lagoon!
There are many gated developments close to this piece of land along the Peninsula, but we preferred land that was on its own so that we did not have to abide by rules and regulations of any development. Most importantly this piece of land is naturally on the edge of the lagoon, not on an artificial piece of land that has been filled in to give each person access to a canal that leads to the lagoon. The mangroves growing at the edge of the lagoon have been there for over 10 years and protect the land and the sealife within it unlike recently planted mangroves that have some catching up to do! Compare the size and views from this piece of land to any developments close by to see the difference. The moon over the lagoon at sunset needs to be seen to be appreciated!
This land would need filling prior to building, but AL Construction who did most of the filling for our neighbours are a short walk away from the property on the main Placencia road. This road is arguably one of the best in Belize now, and a far cry from the red dirt road we were used to!
If you prefer the beach, the beautiful Maya Beach is a short walk away on the other side of the Peninsula, as you can see from the above and you can walk all the way to Placencia village as all beach areas have public access.
The genuine Lagoon front pieces of land rarely become available, so please get in touch if you are interested and we would be happy to answer any queries you may have. Email us at [email protected] or use the Contact Form on this website.
Thank you!
